Buildium Property Manager Edition is a completely web-based solution for property managers focused primarily on residential properties. The system offers a broad range of functionality to automate core management functions such as tenant tracking, accounting, maintenance management, payments and property marketing. Buildium boasts that their system is now used to manage more than 250,000 units, while their customer satisfaction rate is 96%.

MARKET

Buildium remains focused primarily on residential management. While the Property Manager Edition is designed for property management firms, Buildium also offers versions for landlords or owner operators (Buildium Property Manager Edition) and homeowner associations (Buildium Association Edition). Buildium is best suited for small to mid-sized organizations managing between two and 500 units.
While Buildium can serve property managers that manage a small number of commercial or industrial properties, its core competency is not in commercial property management. Moreover, Buildium does not focus on affordable housing (e.g. Section 8), corporate facility management, vacation rentals, short-term rentals, university housing, self storage or senior housing.

While robust, Buildium Property Manager Edition is missing some functional capabilities, such as payroll processing, common area maintenance (CAM) reconciliation, commercial operating expense reconciliation, insurance tracking, compliance tracking, utility metering and QuickBooks integration. We expect Buildium to maintain their rapid pace of product development to address functional gaps.

Technology

Buildium’s primary differentiation is in its easy-to-use, web-based design. The system is completely web-based in that Buildium hosts all of the application infrastructure and data in a secure data center. Users access the system through a web browser on any computer with sufficient broadband Internet access. Most users find the web-based users interface more intuitive than more complex on-premise applications. Mac users will be pleased that they can run Buildium through the Firefox browser. The web-based architecture also enables Buildium to fairly easily slot in third-party services, such as their tenant screening service through TransUnion.

The Buildium system is built in Microsoft’s Visual Studio.Net, Active Server Pages (ASP), and the C# programing language. Buyers can be confident that these Microsoft technologies are advanced, stable and unlikely to present any technological hindrances in and of themselves. Buildium uses the MySQL database, an open source database management system that uses the SQL standard for data import, storage and access.

COMPANY

Founded in 2003 by executives from PricewaterhouseCoopers, Accenture and Sapient Corporation, Buildium is a fairly young, yet stable company. The founders had previously created a real estate investment group that was buying multi-family homes in New England. For that venture, they sought a web-based property management system, but did not find an adequate solution for your needs. As a result, the design and built the Buildium product and formed Builium LLC. The company is headquartered in Boston, MA and has [20] employees.
